SMART BUILDING MONITORING · LoRaWAN

Detect a water leak before it becomes a major problem.

LoRaWAN-based wireless leak and technical room monitoring for apartment associations, property managers and commercial buildings in Estonia.

One system. Better visibility.

Sensors monitor critical points, and the system can alert designated contacts when a problem is detected.

Leak detection

Monitor basements, heating rooms, risers and other leak-prone locations.

Temperature and more

Track temperature and other conditions using compatible sensors.

Notifications

Telegram and other alert channels can be configured for each project.

INTERACTIVE DEMO

Try it: leak in the heating room

Select a sensor in the building or trigger an alert. This is a simulation, not a live device connection.

Demo: click a sensor on the house diagram or press the leak simulation button. The status should change to alert; no real Telegram message is sent.

How does it work?

1. Sensor

Detects water or changes in another monitored condition.

2. LoRaWAN network

Sends data through a gateway when radio coverage is sufficient.

3. Notification

Software routes the alert to configured recipients.

LoRaWAN · EU868

LoRaWAN explained: frequencies, walls and real-world uses

LoRaWAN carries small packets from low-power sensors. It does not replace Wi‑Fi and is not designed for video.

Which frequency is used in Estonia?

Europe commonly uses the EU863–870 regional frequency plan, often called EU868. Typical uplink channels include 868.1 / 868.3 / 868.5 MHz. Exact channels, transmit power and duty-cycle limits depend on the regional plan and applicable rules.

How many walls can it penetrate?

At comparable conditions, 868 MHz radio often penetrates partitions better than 2.4 GHz. But nobody can guarantee 15 reinforced-concrete floors: rebar, metal doors, basements and antenna placement matter. Each building needs a coverage test.

What is the range?

Open-air links can span kilometres; coverage inside an apartment block may be far shorter. Instead of marketing distances, we measure RSSI/SNR and packet delivery on site.

What happens when a leak is detected?

Sensor detects water → sends a short radio packet → gateway receives it → network server processes it → application triggers an alert. The gateway or server needs internet connectivity; individual sensors do not.

Engineering limitations

LoRaWAN has airtime limits and is suited to brief intermittent messages, not streaming. Alert latency depends on sensor firmware, coverage, servers and notification channels. Critical deployments should monitor link loss and consider redundancy.

How we survey a building

We review plans, select sensor and gateway positions, measure RSSI/SNR in basements and on floors, and verify packet delivery before sizing the system.

Apartment association examples

Heating plant room: a water sensor under a pump flags a leak before the next inspection.

Basement: a temperature sensor warns about freezing risk with site-specific thresholds.

Technical rooms: compatible sensors monitor water, humidity or door openings.

What makes up the system?

Sensors

Select leak, temperature and other compatible LoRaWAN sensors.

Gateway and connectivity

A LoRaWAN gateway and an internet connection for events.

Monitoring and alerts

Device status monitoring and configured notification channels.

LoRaWAN coverage, battery life, alert latency and hardware suitability depend on selected devices and site conditions.
